One of the key benefits of our Commercial Hard Money program is that no FICO score is required for approval. This makes it an attractive option for borrowers who may have less-than-perfect credit histories. Additionally, we offer loan amounts ranging from $1.0mm to $20.0mm, with up to 65% loan-to-value ratios available.

For eligible properties, we offer competitive rates starting at 10.50% and going up to 12.50%. We also provide rehab and capital expenditure dollars to help borrowers improve their properties and increase their value. Transferred appraisals may be accepted, and an exit debt service coverage ratio may be required for approval.

It’s important to note that there are some restrictions on property types that qualify for our Commercial Hard Money program. These include land, churches, properties with acreage more valuable than improvements, properties attempting to use new value without seasoning or improvements, hotels, and motel/hotel conversions.

Our program offers terms of up to 3 years, giving borrowers flexibility in their repayment schedules. We focus on major markets and some sub-markets but do not finance rural properties. Both owner-user and investment properties are eligible for financing through our program.
